Pool Retaining Wall Special Assessment

Pool retaining wall and assessment payment update:
Recently, the final plans for the pool retaining wall project were submitted to the Pennsylvania Department of Environmental Protection for review.  You may recall from the open meeting held in October, that the project’s submission has been complicated by adding an additional engineering firm to design the retaining wall using a pre-manufactured product. Once these plans were finalized, we then had to combine the original plans with the new plans in a package that would not cause a great deal of questions coming from PADEP. That work has been completed and the package submitted. It is anticipated that the review process will take a month or two (2) and the actual work will begin at the end of the upcoming pool season (September 2018).  
The $1000 special assessment associated with this project is not going to be needed until the work begins. We are sending this information at this time so that our homeowners can better prepare for this financial obligation. Several homeowners have inquired about payment plan options. One option that is open immediately is sending payments in advance of the September billing. Any homeowner who wishes to send their payments in incrementally between now and September is encouraged to do so. The $1000 special assessment will be reflected on the April invoice, with the first installment payment of $400 being due no later than September 30, 2018.  The remaining balance must be paid by March 31, 2019.  
Additional updates will be posted as we continue to make progress with this very important project.
Solar Panel Meeting & Open Discussion

Solar Panel Update:
Last December, a meeting was held to discuss the path forward for solar panel installations in the community. Based on the overwhelmingly positive community vote (non-binding), at that meeting it was decided that formal guidelines would be drafted and reviewed by the Architecture Committee and the Board of Directors for implementation in the first half of 2018.
We are pleased to announce that the Committee has completed its Photovoltaic Systems - Regulations, Guidelines and Process DRAFT (see link below).  The next Board Meeting will be held on Thursday, April 19th at 6:30p and the DRAFT will be formally presented to the Board. After the Board Meeting has concluded, the floor will be opened up to homeowners for a more in-depth presentation and discussion on the solar panel issue. A representative from CMI Solar & Electric, who proved to be a valuable resource in developing this DRAFT, will be present to provide additional information on Photovoltaic Systems for homeowners.
All homeowners are encouraged to attend.
